Houses are things most people only buy once or thrice in their entire lives. So they’re entirely clueless or innocent of the tactics some real estate agent practices. Though it’s easy to forget that real estate agents make their living by selling properties to you, it’s your responsibility to ensure you’re not being sold a bad deal in an effort to make sales. Here are five things dodgy real estate agents try to hide from buyers because they want to “close the deal”.
#1. Poor Foundation
This is about the worst thing a real estate agent can hide because it will affect the integrity of a building. Cracked or slanted foundations always require extra work, and if the seller isn’t willing to make corrections before the sale, they may offer higher commissions to real estate agents who can sell them.
#2. Leaking Roofs
Unless you go house shopping while it’s raining, there’s almost no way to tell if the roof is structurally sound, or if you have to put out bowls in strategic locations while it’s raining. Real estate agents know this, and those with integrity will try to find out everything they can so they can provide all relevant information to you.
#3. Insects and Pests
Termites and rats are some of the most dreaded house companions because they’ll bring down the value of your home while eating your food. Roaches and bees aren’t any better, so dodgy real estate agents will try hiding their presence from you. And as if these pests coordinate with agents, their presence is not easily detected during visits.
#4. Haunted Homes
Most people don’t like the thought of “paranormal activities” going on in their home, so telling them beforehand that murder’s taken place will send them away. Some states say real estate agents can hide this information, but some dodgy real estate agents will hide this fact, even if they are allowed to say it.
#5. Ancient Facilities and Systems
If a house was last updated 3 decades ago, any new owner will need to seriously upgrade the facilities. Make sure you’re not being deceived by “show” homes, ask how “how old”.…

What is professional indemnity insurance? Professional Indemnity Insurance is a business strategy aimed at protecting businesses when consumer claims that generated research or inadequate professional advice is provided to them. Professional indemnity or professional liability coverage protects you from prosecuting or settling the case from causing financial losses.
This insurance strategy should be treated as an important factor for the company’s insurance policy if you run a corporation offering guidance and support to customers. You must feel confident about the quality of your work, however, unintended errors and conflicts may arise even with the best of intentions.
What benefits does it offer?
Professional indemnity covers you from liability complaints or violations raised by a client as a consequence of the products or guidance you have provided to them. This insurance is vital if you pay a huge legal bill for a third-party client who argues that your company or firm has caused harm or negligence.
Despite your best efforts, it is always likely that something will go wrong or something will be handled poorly–potentially putting you and your workers in the wrong direction for legal proceedings leading to financial damage.
Professional indemnity insurance, commonly known as Professional Liability Insurance, covers organizations and provide services or guidance by charging a fee. This insurance covers the corporation from mistakes and violations as well as charges of legal fees, negligence lawsuits, inquiries and in some instances the guidance and actions of your firm. You will shield the business from these lawsuits to reduce financial losses with this insurance policy.
Throughout Australia, Professional indemnity insurance is available for a wide range of companies providing qualified and specialized guidance at a fee. In certain situations, your coverage may even be required by law to ensure that you recognize your legal obligations, which depend on your career and the government.…

Melbourne Op Shop Tours was born in 2008, the stylish, sassy and sustainable love-child of Jessica, Richmond and Jenny.
While Jessica and Jenny have been rebelling against the uniform grey walls of law school with op shop outfits for years, the motivation to take their hobby to market came in the form of a couple of university competitions and the business expertise of their good friend, Richmond.
Recognising that everyone wants to look chic in stylish outfits, deck out their place in unique and period homewares, shop sustainably, support charities and guard their hip pocket from the unrelenting mark-ups in retail stores, we aim to help you find the best op shops around and discover the many hidden treasures within.
About the Team
Jessica enjoys laughing at Richmond’s attempts to sing in the car (and sometimes joining in), knowing that she definitely owns more second hand clothing than Jenny, and boxing at her local gym.
Favourite op shop item: too many to choose! At the moment, red Country Road silk top.
Richmond enjoys a spot of economic modeling, excellent coffee with minimal foam and early morning singalongs on the way to the gym.
Favourite op shop item: Mustard loafers from Sydney op shop.
Jenny enjoys delicious cupcakes, lugging her MacBook everywhere and competing with Jess for having the most recycled clothing.
Favourite op shop item: I have two! Red party dress from amazing second hand place in Paris and blue kid size pinafore from a suburban Melbourne op shop.…
